PMD Launches New Property Finance Division!

PMD is thrilled to introduce John Platt, PMD’s new Structured Finance Director.

John joins PMD with over 15 years experience in corporate banking, spending the past 10 years in commercial finance with a major UK bank providing funding to businesses to assist with growth, acquisition and diversification. John is a Certified Chartered Banker and joined the PMD team in September 2021 as part of the Structured Finance Team, heading up the Property Finance division.

With John on board, we are now able to assist businesses and entrepreneurs with property finance solutions across a range of products and purposes such as:

Why did you join PMD? 

Firstly, I’ve known the management team at PMD for years and I’ve watched the business grow exponentially in recent times. Having spent most of my career in major corporate businesses, when the opportunity came about, I was excited to join a genuinely entrepreneurial business that is agile, dynamic but keeps its customers at the heart of everything that they do.

What this means for PMD?

Already one of the largest independent business finance brokerages in the country, PMD aims to expand its product offering to new and existing clients with a newly launched specialist property finance division. PMD looks to appoint product and sector specialists who understand their clients’ specific needs and understand the market dynamics. Leveraging its existing board-level relationships across its varied panel of lenders PMD can offer more products and solutions to customers while maintaining its exceptional levels of service and communication.

What are the latest Market Trends?

COVID19 has accelerated changes within the property market. For instance, the emergence of online retail, more of us working from home, the staycation holiday market, and growth in industrial and logistics sectors are just some of the themes impacting capital values.

Investors continue to see rent yields outpacing inflation with supply at an all time low across commercial and residential segments. As well as this, borrowers come to us to fund new investment properties. They also come to us to refinance existing assets to release cash for future purchases.

Many of our customers aspire to own the premises that their business trades from. PMD has access to specialist property lenders who remain acquisitive for owner occupier Commercial Mortgage business.

Where do you see opportunities to invest?

As with the wider UK economy, the property market has remained resilient, notwithstanding the various uncertainties around future prospects. The ongoing low-interest-rate environment makes for cheaper borrowing costs on long-term loan funding. Additionally, most lenders are still active in the secured lending space. For instance, we’re seeing funders inch up their Loan to Value parameters back to pre covid levels.
